CHECKLIST ITEMS

• Minimum of Biweekly inspections with Home Watch Report to client
• Inspect the exterior of the home or condo (sidewalk, driveway, landscaping, holes in stucco, rotted wood, torn screens, clogged AC condensate drain, hose bibs, animal or bug encounters, rodent burrows, cracks in seawall, boat lift issues, door/window cracks/breaks, erosion, identify issues with sprinklers, irrigation, storm shutters and garage doors etc.  Immediately notify police in case of evidence of a break-in and contact owner
• Walk through each room identify any noticeable problems with ceilings, walls, floors, and windows,
• Check Breaker Box for any tripped Breakers and make sure electric water heater is turned off. Water heaters will be turned on and off in accordance to home watch agreement and owner’s direction.
• Check all visible plumbing including traps and water hoses under the sinks and behind toilets, water hoses connections to washer machine.
• Find the source of any flooding and/or water leaks, turn off water supply, try to save items in the home, take photos and contact the homeowner.
• Check the thermostat to insure the AC is cooling properly. It is extremely  important that the interior of the home is not subject to excessive humid conditions which will cause surface mold.
• IF mold is identified, photos will be taken, and client will be notified immediately with the suggestion of a mold test, and abatement plan.

• Flush all toilets
• Run all faucets to ensure traps are filled with water preventing sewer gases from entering your home.  
• With kitchen sink water running, run the disposal
• Check the refrigerator (is the ice maker working or turned off), is there food in the refrigerator that has expired that needs to be thrown out, is the thermostat set to continue proper cooling.
• Check air filters and change with agreed upon timeframe.
• As stated in client agreement make sure ceiling fans are operating on low to maintain air circulation in accordance with client’s preference,
• Inspect the pool and/or water features
• Water interior plants in accordance to owner’s direction,
• Check mailbox with agreed upon timeframe with owner and mail important items to owner as stated in client agreement.  Remove all flyers, newspapers, and other items from sight.
• Start automobile if requested (upon request and agreement) we will have car washed, waxed, clean interior, run sweeper, wash windows.  We will also check all lights, and have brakes checked, oil changed by Automobile Repair Garage designated by client.

​If you request, Jim will personally pick you up and/or take you to RSW/Naples airport or arrange for a transportation service.  If you want to walk into your home and see fresh beautiful flowers, we will personally make it happen.  We can also be your personal shopper and will grocery shop for you and will have your refrigerator stocked with your necessities and favorites.  In addition, with prior consultation, we can visit the ABC store and stock you up with assortment of liquors, wines, beers, including mixers (lime juice, tonic, club soda, cranberry juice etc.).

Optional Services

• We can assist you with scope of work, performance work statements, requests for proposals (bid solicitations), contractor referrals, meeting with prospective bidders to view the job site and take measurements for remodels, repair, and replacement.
• With advance notice, you can give the delivery person our telephone number and we will be at your home location waiting for them, so they can bring the items inside the home or garage.  If the item is something that needs to be put together, (that the delivery company does not handle), tell us where you want the item, and we will get the job done,
• We can provide digital photos of your property and send them to you,
• Our Home watch inspector will discuss with the owner current and potential service agreements with HVAC and other companies.
